The apartments are very dirty and old. The maintenance is terrible, they never fix any of your maintenance requests and the staff is incredibly rude and unprofessional. Tried to charge me a bunch of ridiculous move out fees and ignored my emails for months trying to address it.
Update:
The staff still hasn’t responded to my emails about the issue but took the time to respond to my google review. Very telling of their priorities. They still haven’t provided any proof of damages even though I have asked many times. And they told me if I had a problem with my charges I should talk to a lawyer. The ownership is awful and preys on the fact that most college students won’t fight back against their charges. Do not move here.

ducks village has some amazing staff members and great service. Staff members created a warm and welcoming environment for new and old residents to feel comfortable in their new home. staff member Dev has been particularly helpful by going out of his way to assist me with some very heavy items.
Overall, it's a great opportunity for students to have the dream independent life at home and a dream college life.

First time living in Eugene, great experience, and super friendly staff. Communication is on point and I definitely recommend! Dev and Campbell have been so helpful during my lease and just a short drive to campus and really just a great place to live!!!

I’ve had such a great experience at Ducks Village! Daniel and the team go above and beyond to make residents feel welcome. He’s always friendly, approachable, and does a fantastic job organizing events that bring everyone together. It really creates a safe, fun, and community-oriented vibe. The location near campus and sports fields is super convenient, but what makes it stand out is the people—especially Daniel.

I lived here for a year. I moved out at the end of August on time with no renewal. I was charged a credit check report for September rent that they automatically withdrew from my bank account without my permission. when I called the front desk and informed them I didn't live there anymore why were they charging me they said it was a mistake on the vendor. I told them I wanted a refund and emailed management asking for a refund and got no response from management. The front desk person informed me that they could give me a credit which makes no sense because I DONT LIVE THERE ANYMORE. what was I going to do with a credit?! They told me to just dispute it with the bank then because the only way they could give me my money back was via credit on the portal. Absolutely absurd. Don't charge people for stuff that don't even live there anymore and keep their money! And then offer a bullshit solution of credit!
Update: now I know why they kept insisting on a credit. Turns out they were planning on charging me close to $900 in damages I didn't do! When I moved out they refused to do a walkthrough and I thought that it was suss and it's because they do shady stuff like this. I provided photos of my unit clean, furniture undamaged, video of me walking through showing all the rooms, etc. in email on the day I moved out and I still get slapped with a $900 move out statement because my apartment was so severely "trashed" they had to "redo" the entire unit. They're talking about $600 worth in damages and nearly $300 in cleaning fees. They even tried to charge me for furniture they didn't even provide to me in the first place, I even have video evidence from the previous tenant of what furniture was "provided" to her when she moved in and she also wasn't provided the same thing which I pointed out to management via email. When I called and complained and tried to speak to a manager, they would only accept emails because they wanted everything "in writing". As of 10/8/24 not a single response from anyone in management about this issue. I asked for invoice, receipts, proof that contradicts my photos of the unit, and got nothing. I even pointed out that the inspection report done by their own employees Don't match the invoice they sent me. No response. Don't live here. This is shady.
Update #2: after I sent them a notice I was filing a complaint with City of Eugene Housing they reversed all the charges. Guess you have to be nuclear for them to take you seriously 😒
Update #3: in response to owner's comment, you still didn't reimburse me my money, you just removed the charges on the portal. I had to call my bank and dispute all the charges to get my money back. nice try but no.
