I absolutely loved living at The Rive! My apartment had everything I could have asked for it was spacious, comfortable, and truly felt like home. One of my favorite routines was working out in the gym and then relaxing in the rooftop hot tub with friends after class. The staff made the experience even better! Maria at the front desk was always so kind and helpful with all my questions, and the rest of the team made things stress-free (even when I locked myself out oops!).

No filter pictures from my first year at The Rive. I love it, I recommend it over any other building. You get what you pay for in my opinion and the new management actually cares.

Living at The Rive Eugene has been a mostly positive experience. The staff is genuinely friendly, responsive, and always willing to help, which has made my time here much more enjoyable. My room is comfortable and exactly what I was looking for, so I’ve had no complaints in that regard.
That said, there are a few areas where the complex could improve. The noise isolation isn’t the best, so it can get a bit loud at times, especially when neighbors are active. The WiFi works fine most of the time but occasionally slows down on my devices, which can be frustrating if you’re trying to work or stream. Additionally, one of the elevators is quite temperamental and seems to break down randomly, which can be inconvenient. I was the last one to take one them before it broke down. But with 3 elevators constantly taking people up and down you’ll never be late to be honest.
Despite these minor issues, I still think The Rive Eugene is a great place to live. The friendly staff and overall positive atmosphere more than make up for the downsides. I’d recommend it to anyone looking for a nice apartment in the area. For the price and with how friendly the staff is I’d go for it.

My daughter signed up in December and was excited. But we noticed a week ago they were suddenly offering a huge discount. Now $396 off what we are paying this fall. We cannot even get out of the deal since no one would want to take over our expensive lease. This is very bad business. At this point I don’t want my daughter to live in such a poorly managed and immoral place of business. Don’t rent from these people.
So The Rive encouraged me to contact them. But it appears it was just an automated response. So sad!
I tried the phone number you posted. It is not working. Says it is unavailable. Hmmm?
So folks this place will give you a reply on your negative review. Like they gave me a phony phone number they told me to email. But they never respond and they don’t do anything.

Updated 5/14/25 after having lived here since September. Big update is at the bottom. I've changed my review from 3 to 4 stars.
This review touches on a few different aspects of this place:
[LEASING]The parent company of this place employs super deceptive leasing practices and I fear that the only reason I've had such a positive outcome with my room placement was because I have a retired real estate lawyer in the family who is very experienced in leasing documents. He knew what was bogus, what was straight up against regulations, and how to be very firm over email. Some of this stuff may or may not have been in compliance with local ordinances 😬 Update: still true
[MANAGEMENT] It became clear during the leasing process that the management of this place was a total mess. You can read plenty about that on this page in the reviews from people who lived there last year. I had heard that recently they overhauled a bunch of the management and even that there's a whole new team, but idk how true any of that is. Either way I'm going to treat this school year as a fresh start, and if the management is fine going forward, I'll add a star to my review. I will say that the maintenance guy I've interacted with is AWESOME. Update: It's still a bit disorganized but overall I haven't had too many problems and the people at the front desk are very friendly and helpful.
[FACILITIES]
Be prepared to CLEAN when you move in. The floors are wayyy grimier than they look. The bottoms of my feet were absolutely disgusting after less than an hour. It was horrifying. Also the windowsills in every room are nasty. I was dreading opening the fridge after what I'd seen, but surprisingly the fridge was actually spotless inside, so there's that. The fitness center is like the best that I've seen in an apartment building in town. It's great. Pool doesn't open until next week, but it looks promising. Update: pool and hot tub are awesome.
My big update: I've renewed my lease here. I had a lot of complaints to start with but after touring other buildings and listening to my friends complaints, the Rive doesn't seem so bad. From what I've heard, car break-ins are a huge problem in just about every other residential building, but I've never heard of that happening here and the garage is really secure which has offered me considerable peace of mind. Any time something has broken and I've put in a repair request, a maintenance guy has been up within like 6 hours, which is really impressive. We also have a coffee bar which I LOVE and a community library now. Overall I really enjoy living here.
