This building is definitely part of the Adaptive Re-Use Program in Los Angeles. It was an office building that has been rehabed to MIXED-USE 50+ Unit Multifamily with Retail on Ground Floor.
The Units come in different floor plans. The location is extremely convenient and in the heart of Mid-City Los Angeles.

Recently moved out and want to share my experience at Gemma.
Pro: Good location, no doubt on that.
Cons:
1. Terrible sound proofing all around.
I could hear every single one of my neighbors, their guests, their coughs, and everything on the street. The nightclub across the street doesn't help with your sleep on weekends as well. I had to deal with a party boy neighbor for almost a year, management and security didn't help at all.
2. Airbnb-LIKE rentals in the building.
There are multiple short term rentals in the building, with guests who smoke weed and are loud as hell. Unacceptable for a building that charges $2700+ monthly.
3. Blackbox RUBS utility charges.
How much I paid for utilities was a complete mystery and the charges drastically changed when my usage barely changed. No way of knowing why, you just have to pay up.
4. They deduct deposit for normal wear and tear.
They charged me $300+ for painting and cleaning after move out, when I cleaned and returned the unit in the same move in condition minus normal wear and tear. Zero evidence provided.
If you want your deposit back, you would have to sue them.

horrible management. they swap people almost quarterly. the staff is rude, the gym equipment is poorly maintained and hardly ever fixed. the gym ac doesn’t work well and the equipment is rusting bc it’s not properly serviced for maintenance, the bigger laundry room washers no longer work and they have now blocked from going into the room. now they have decided to tell everyone that they weren’t billed for 6 months of utilities and will add two months to everyone’s rent the next few months until it’s caught up, however the monthly bills were never as much as what they are billing for 2 months. it’s fraudulent and against California law. everything they do is suspicious and fraudulent and scammy, they never keep the same people in the office it’s always new people. not to mention the amount of stuff that never gets fixed but yet you see Tripalink people walking around ALL the time.

Absolutely scam.
They couldn’t rent out their spaces because of bad reviews, so they put some rooms for Airbnb. This does not make me feel safe at all! Been living here for three years now the community completely changed!
We are charged with ‘common utility fees’, which means u are forced to pay for ur neighbor no matter how much u trying to save. You will be paying for the Airbnb tenants’ utilities too!
They also treat old tenants differently! While my neighbor can get a half year contract, I was forced to may for month to month fee!
Do not move in at all cost!

The apartment staff maliciously set off our room’s smoke alarm every early morning as retaliation because I gave them a one-star review. If this issue isn’t resolved or explained, I’ll go downstairs at midnight and demand the manager trigger the fire alarm in person. You’re a bunch of rogue outlaws.
Never enter into this building, will bring you unfortunate. If you want to spend 30mins everyday to enter into the parking garage, lease here. Also, the elevator always smells bad with the the weed.
