Review: The Olivia I lived at The Olivia for two leases. The building seemed nice at first, but my experience declined significantly during my second lease. Pros: - Excellent location [I believe that the South Waterfront is Portland’s #1 hidden gem, especially for anyone who works at OHSU] - Fairly new building Cons: Security & Safety Issues: • Bicycles stolen twice and a car broken into once in 2 years, despite being empty. Management was unhelpful with my subsequent footage requests. • Advertised security patrols were canceled for an extended without period without explanation during my tenancy, leaving residents without security coverage for long periods. General Building Issues: • Garbage disposal and recycling areas often clogged, leading to garbage piling up. • Handicap parking spots are rented out to people without handicap placards. When I complained management basically just told me that it’s okay because it’s legal [& ignoring my ethics-based complaints]. • Terrible Wi-Fi: slow or unusable at times, with no effective support from management or the provider. If you move here DO NOT go with their recommended Wi-Fi provider. Friends who live in other nearby buildings tell me they don’t have the same issu [i.e. it seems specific to The Olivia] Maintenance & Amenities: • Fire alarms frequently went off unexpectedly, sometimes leaving pets trapped or waking residents at night • Lobby was closed for extended periods due to maintenance. During those closures, building staff was not on site [even though when I moved in I was told that we would always have staff working during normal hours] • Gym was closed for multiple months without rent adjustment • Gym often out of towels with gym AC turned off during summer months • Garage door repeatedly stuck open for days on end [effectively defeating the purpose of a secured building, since the garage elevator gives trespassers access to the rest of the building] • Garage door stuck closed sometimes too, which would force me to leave my car at home & take Uber/Lyft to work instead • 2nd floor of parking garage has not been cleaned or power washed during my 2+ years at The Olivia. Therefore, the parking garage floor is covered in dirt & dust which makes it very slick [i.e. dirty floor & dangerous to drive on since it affects traction] • Elevator frequently down: Only 2 elevators, but often only 1 regularly down due to maintenance or move-ins/move-outs [1 working elevator is not enough for a building of this size. It leads to long delays] Lease & Rent Issues: • Initial rent price was reasonable thanks to a 6- or 8-weeks free promotion. Upon lease renewal, the manager revealed that they refuse to honor incentives for existing tenants, resulting in an effective 15-20%+ rent increase. When I asked, the manager reluctantly admitted that if I moved into my neighboring unit [an extremely similar unit], they would have to offer me new tenant rates. This bothered me, because I believe that requiring tenants to move their furniture 1 unit over for no reason other than to gouge them is horrible customer service! • In hindsight, I now believe The Olivia offers these move-in incentives to bait who they will dramatically raise the rent on during future leases [without being upfront about that from the start]. Overall: The Olivia is a somewhat new building in a great location, but it has lots of issues & when you reach out about issues to the manager she responds with empty corporate platitudes or excuses rather than actual solutions or changes. P.S. The Olivia has incentivized residents to post 4–5-star reviews so be skeptical of any 4-5 star reviews
