We love our new apartment, we lived here about 10 years ago and we loved it. Now our kids have all moved out of our 4 bedroom house, so we down sized to this apartment.
The property has been vastly improved since we moved out. Super clean for a building of this age.
New management staff are also much improved. Ryan helped us with our application process and made it so easy.
We’re overjoyed with our view from the 22nd floor and with how affordable it is given that it’s a luxury apartment.
I have already recommended them to another manager who I work with.

Outstanding property with incredible employees. This is the second time we’ve lived here in the past 13 years. It was great then and even better now.
Great diversity of fellow residents. Feels very inclusive and somewhat exclusive. Other residents seem to be kind and friendly. When you meet Gabbi, she’s here in morning, she makes your day better than ever. Such a nice person. I look forward to seeing her everyday.

I recently renewed my lease and regret it, and will not renew again unless a price negotiation is offered and a solution is given. Upon my lease renewal conversation with manager Wicka, I was denied a price negotiation and my rent was increased. I had stated that I was interested in my unit on a higher floor. VERY soon (almost immediately) after I naively renewed my lease, my exact unit on a higher floor became available for a LOWER market price than what I was offered for my apartment. I am an ideal tenant, my rent is always paid on time, I live alone and I have no pets. I have also encouraged friends to move into this building, and they have. I am very disappointed and would like my rent to be the same reduced price as the market price for a HIGHER FLOOR unit, or to move into my same unit on the higher floor with the market price. I have voiced my complaints about the dead lawn that gets trashed in front of my apartment, as well as the inconvenience of the reduction in apartment support staff, and the decreased security (now people can access all floors; this is concerning especially with the ICE protests down the street) - none of this was considered in my negotiation. Meanwhile, a better version of my exact apartment is offered at a lower market price. OUCH. This is not okay and I am not alone in noticing Ardea do this to their loyal tenants.

To clarify, I had been in communication with both The Ardea’s on-site management and Security Properties’ corporate office regarding the repeated false fire alarms and waste management concerns well before moving out. While I appreciate that improvements may now be underway, at the time these issues remained unresolved and significantly impacted my living experience. I hope my feedback helps guide positive changes for future residents.

While the pricing was aligned with luxury apartment standards, there were several issues that detracted from the overall experience. The garbage room was frequently overfilled, emitting unpleasant odors, and was open to the back entrance, which was not ideal. Additionally, the garbage shoots were often clogged, and given the premium rate I was paying, I expected more frequent and reliable waste removal services. This would have allowed residents to utilize the garbage shoots on our level of the building without having to go to ground floor and being subjected to the odors from the garbage room.
Furthermore, the fire alarm system was prone to triggering randomly, and the management’s communication regarding these incidents was often lacking, with little to no follow-up provided.
Overall, these maintenance and communication issues significantly impacted the quality of living in what was advertised as a luxury residence.
Gym was great. Loved the community space and reservations of the space was nice.

We started looking in the S Waterfront area last fall and the Ardea was one of the buildings we looked at and eventually fell in love with. Over the course of several months we toured multiple units in both buildings (Sidecar and Tower). We chose the Ardea because of the leasing team. Meta, Anna and Jacob were amazing and incredibly generous with their time. It took us a while to decide on a floor plan and then what stack we wanted to be in. They were upfront about expectations and I absolutely love that we chose to live here.
We’ve been here for about 2 weeks and every person we’ve met has been so kind. Extremely dog friendly and the building is well kept. Our disposal didn’t work upon move in and maintenance addressed it immediately. We are looking forward to many years at the Ardea, it’s going to take some time to tire of these views. Thank you to the leasing team, maintenance, the concierge (they are so friendly!), and the community for being so kind and welcoming.

Alfa worked with us on getting into our new apartment, and she was absolutely amazing. The communication and welcoming energy made the moving process such a pleasant and warm experience. We love our new home, and it wouldn’t be possible without her!
