I'm going on 2 years here and everything was great at the beginning. However, more issues have arise the longer I live here. Front office staff are friendly and respond to all requests or concerns. The rooms are spacious with walk-in closets and the unit is fairly modern. There are two parking lots so finding parking is never an issue. The pool is great during the summer time and so is the clubhouse. Overall things are clean. However, in the past year we've had multiple water shut offs due to old pipes. Gates are occasionally broken so transients do enter and dig out trash from the dumpsters. I've also witnessed a transient going through people's laundry in the communal laundry room. I've had two bikes stolen here. The most recent one was stolen off my balcony and I live on the second floor! Security is a joke here. You barely see them and when you do, they're often sitting in their vehicles parked in the handicap spots. If you call security more than once they start ignoring your calls. Neighbors can be noisy, especially during the weekends. What drove me to write this review was the disappointing maintenance response. The first few months here, maintenance was prompt and all of my requests were resolved within 24 hrs. Recently, I have requested for three separate issues where they would mark the job as complete without resolving the issues.

Jessica at the front desk and Lauren the repairman are great! We lived here for 4 years, through multiple property management companies and I can’t really complain. Prices have been good, and the recent renovations and fresh updates have made the yearly rent increases feel much more validated. Other tenants are ok, not great at waste disposal, but it’s a generally pretty quiet complex and a nice quiet neighborhood. We loved our big bedrooms and being so close to the school when we were in college.

I have been living here for almost an year now and so far I like it here. The apartment is spacious and it has a nice layout. 2x2 rooms have carpet and having big closet doors with mirrors which I find nice. We did have a roach problem at the beginning of the year but looks like it has gone away. Only problem that has been going on since the beginning of my lease in August are the dryers. The dryers don't seem to dry and it takes me up to 3 drying cycles for my clothes to be dry. Besides that, I am satisfied with what everything Twelve55 has to offer and I recommend for anyone who is looking for something close to CSUS.

I want to take the time to express my gratitude and appreciate for the current team at 1255 Living! The new property manager Jess has been astounding since the day she started. Not only has she gone above and beyond for my partner and I (we have been living here for 4 years). She has also done outstanding work for the property in general. Over the past few years I was used to the same manager neglecting the needs of residents. The demands and repairs have piled UP. Since Jess arrived, everyday there is a new improvement, big and small! The energy and positivity around 1255 has really improved. I want to shout out Jacquelin & Jose. They've been nothing less of awesome and helpful. Jose especially is always the first to jump up when my partner and I need a hand with simple repairs. This apartment complex is starting to gain a sense of community. I'm excited to see how 1255 improves this year. I would happily recommend friends and others to consider leasing here :)

If I could rate 0 I would definitely do that. The gym, lounge room, the pool only opens 10am-5:30pm, Mon- Fri, so I think the apartment just doesn’t want people to use these facilities. The room is cold all the time in winter even with the heater. Cold water on hot side and hot water on cold side. No security on back door at all (yes, people can freely enter the apartment via the path behind the back door).
