When to look for off-campus housing near Sac State depends on what you want to rent. For a by-the-bed student complex like Wexler, Academy 65 or Hornet Commons, start in February or March for a fall move-in. For a regular apartment along University Ave, Howe Ave or Folsom Blvd, start 30 to 60 days before you need the keys, which for most students means May through July.
That split comes from what FMP tracks on its page of Sacramento State off-campus housing (46 places as of October 2026), checked against Sac State's own housing office. One more thing before the calendar: if you're a first-year student, the new live-on rule decides your timeline, not the rental market.
Key Takeaways
- Student complexes fill first. Wexler alone has 762 beds, and buildings like it lease on an academic-year cycle.
- Regular apartments turn over year-round, with the biggest wave from May to July.
- Sac State's housing office tells fall renters to start "towards the end of the spring semester" (spring 2027 finals end May 20).
- 213 of the 215 floor plans linked to Sac State in FMP's data are listed on 12-month leases, so most of what you sign runs August to July.
- First-years: Sac State now requires two years in university housing, so don't sign anything off campus without an approved exemption.
- Hornet Place, a 352-student complex on College Town Drive, is set to open in fall 2027.
When to Look for Off-Campus Housing at Sac State, Month by Month
The Sac State leasing year runs about ten months ahead of a fall move-in at student complexes, and about two months ahead at regular apartments. Here's the calendar for a lease starting in August 2027.
October to November 2026: renewal season
Student complexes offer renewals to current residents first. If you already live at one, this is when your leasing office will ask about next year. A resident at The Crossings on Ramona Ave wrote in March 2026 that renewing residents were "repeatedly told there is 'no availability' due to overbooking."
December 2026 to January 2027: pick your roommates
Fall finals run Dec. 14 to 18, and spring instruction starts Jan. 25, per the Sac State academic calendar. Most complexes want every roommate's name on the application, and a four-person group that can't agree loses the good floor plans.
February to March 2027: tour the student complexes
This is the window for by-the-bed buildings near the 65th Street corridor. You get the widest pick of floor plans before spring break. Tour two or three, ask how many beds are left for fall, and get the terms in writing.
April to May 2027: regular apartments start posting
Conventional landlords usually list a unit once the current tenant gives notice. Sac State's housing office tells renters to give written notice "at least 30 days in advance," so summer vacancies appear from April onward. Spring finals end May 20, right when the university says fall renters should start searching.
June to July 2027: peak turnover
FMP's Sac State page calls May through July the peak rental turnover period. Near-campus choice in East Sacramento and along Folsom Blvd thins out as summer goes on, though, so don't wait for August if location matters.
August 2027: last-minute options
Fall 2026 instruction started Aug. 31, so expect a similar late-August start in 2027. Last-minute housing still exists in August, mostly farther from campus.
Student Complexes vs. Regular Apartments Near Sac State
Student complexes and regular apartments near Sac State run on two different clocks. Know which one you're shopping.
By-the-bed student complexes lease early
Student complexes rent by the bed and plan around the academic year. Wexler on 67th Street has 762 beds across 223 units, according to Multi-Housing News, and it's a 16-minute walk to campus. Academy 65 on 65th Street is 13 minutes on foot. One Academy 65 resident wrote in January 2026 that she "moved in last August," which is the normal pattern: sign in spring, move in before fall classes.
Hornet Commons on State University Drive is the big one. Sac State said it added 1,100 beds when it opened in 2021, and it's open to everyone except first-year students. (Check its reviews before you commit. Its FMP score is 1.0.)
Regular apartments lease 30 to 60 days out
Most of the 46 places on FMP's Sac State page are ordinary complexes, not student buildings. They lease a unit when it opens up. Almost no one will hold an apartment for you from February to August, so starting too early here just wastes tours.
Sacramento also has room to spare. Kidder Mathews put metro apartment vacancy at 6.1% in the third quarter of 2026. That's roughly 1 in 16 units sitting empty, so a June search along University Ave is a reasonable plan. Riverbridge Apartments, for example, is a regular complex a 13-minute walk over the Guy West Bridge.
Sac State's Live-On Requirement Changes the Timeline for First-Years
If you're a first-year student at Sac State, don't look for off-campus housing until you have an approved exemption. Starting in fall 2026, the university requires incoming first-year, non-transfer students to live in university housing. The live-on requirement page "strongly advises" against signing an off-campus lease without an approved exemption.
The rule lasts two years. Sac State's two-year residential requirement summary says first-years must live in university housing "for their first two (2) academic years." So if you started in fall 2026, your first off-campus lease without an exemption is fall 2028, not fall 2027.
Plan sophomore year around campus housing instead. If you think you qualify for an exemption, email University Housing Services (housing@csus.edu) before you tour anything. I'd want that answer in writing.
The local-family exemption also tightens. Living with family within 50 miles qualifies for 2026-27. For 2027-28, the radius drops to 30 miles.
Transfers and continuing students aren't covered
The live-on rule skips transfer students, so they follow the normal off-campus calendar. Spring 2027 transfers moving in January should be searching right now. The university's spring housing application opened Oct. 15, 2026, and its cancellation deadline is Dec. 1, per the How to Apply page.
Lease Dates and Deadlines to Put on Your Calendar
Most Sac State off-campus leases run 12 months. In FMP's listing data for the properties linked to Sac State, 213 of 215 floor plans are listed at 12 months and the other two at "12+ months." So plan on paying through the summer, even if you go home in June.
That matters for your end date too. A lease signed for August 2027 likely ends in the summer of 2028, and you'll need to give written notice at least 30 days before you leave.
Hornet Place adds supply soon. The university says the Greystar-run building at 7700 College Town Drive will house 352 students and open in fall 2027, aimed at students staying past their first year. If you're a continuing student, ask about its leasing dates in early 2027.

Frequently Asked Questions About When to Look for Off-Campus Housing at Sac State
How early should I start looking for off-campus housing at Sac State?
February. That's the right start if you want a student complex like Wexler or Academy 65 for fall. For a regular apartment, start in April or May and plan to sign 30 to 60 days before your move-in date.
Can Sac State freshmen live off campus?
Only with an approved exemption. Starting fall 2026, incoming first-year students must live in university housing for their first two academic years. Exemptions cover living with family nearby, age, independent status, military service, hardship and a few other cases. Get the approval before you sign a lease.
Is it too late to find off-campus housing near Sac State in July?
No. July sits inside the May-to-July peak turnover window on FMP's Sac State page, and Sacramento's 6.1% apartment vacancy rate means units are available. You'll just have fewer picks within walking distance of campus.
When do student complexes near Sac State start leasing for next fall?
Renewals for current residents usually come first, in the fall and winter. Open beds then go to new residents, and February through March is when you'll see the most floor plans. Ask each leasing office for its renewal deadline, since it varies by building.
Do Sac State off-campus leases run for the school year or the full year?
Mostly the full year. In FMP's data, 213 of 215 floor plans linked to Sac State are listed on 12-month leases. If you only want the school year, campus housing or a sublease is the better fit.
Find My Place — By Students, For Students
Colton Hibbert is the founder and CEO of Find My Place. He started it after getting burned by the usual student housing routine: hidden fees, staged photos, and a leasing office that stopped answering the second the lease was signed. So he built the platform he wished he'd had. Today he sets the strategy and keeps the whole company pointed at one job, making off-campus housing something students can actually trust. He writes here about where the student housing market is headed and why FMP is built the way it is.
