Sac State off-campus housing costs about $1,650 a month for a one-bedroom and about $1,500 for a studio, based on October 2026 asking rents at the properties linked to Sacramento State on Find My Place. Key Takeaways
- One-bedrooms near Sac State have a median asking rent of $1,650 across 63 FMP floor plans (the cheapest is $1,195 at Carol Manor in Midtown).
- Split a two-bedroom and you pay roughly $950 each, since the median whole two-bedroom lists near $1,894.
- Wexler and Academy 65 price their shared plans per bedroom. That's where the sub-$700 numbers come from.
- Base rent isn't the whole bill (none of the Sac State listings we checked have posted monthly fees yet), and parking alone can add $100 to $195 a month.
- Sacramento State's own 2026-27 budget puts off-campus housing and food at $23,504 for the year, versus $20,212 on campus.
- Skip the $4,400-plus listings you might see at The Phoenix Sacramento. We left them out of every average here.
What Sac State Off-Campus Housing Costs by Unit Type
The short answer is $1,500 to $1,900 a month if you live alone, and $900 to $1,100 if you share. Those ranges come from asking rents we pulled for every property linked to Sacramento State off-campus housing on Find My Place in October 2026. Prices are base rent only, before fees and utilities. We left out four buildings whose numbers we couldn't pin down as per-person or per-unit, or that looked like data errors.
- Studio: median $1,508 (15 floor plans, $1,275 to $1,790)
- One bedroom: median $1,650 (63 plans, $1,195 to $2,886)
- Two bedrooms, whole unit: median $1,894 (60 plans, $1,524 to $3,214)
- Three bedrooms, whole unit: median $2,600 (15 plans), or about $867 a head with three people
- Per-bedroom plans at Wexler and Academy 65: median $1,009 (47 plans, $609 to $1,385)
Most of what's listed is ordinary complexes along Howe Ave, Fulton Ave and La Riviera Drive. Add a bedroom there and the rent goes up, the way you'd expect from a whole-unit price. Two buildings don't behave like that. If you're chasing the cheapest bed in town, those two are the whole story.
The Cheapest Shared Rooms Are at Wexler and Academy 65
Wexler and Academy 65 are where the lowest rents near Sac State live, and their shared plans are priced per bedroom. The giveaway is the math (it surprised us too). A one-bedroom at Wexler (1500 67th St, a 16-minute walk to campus) lists at $1,985, while its four-bedroom plans start at $609. No landlord on 67th Street is handing out a four-bedroom for a third of a one-bedroom's rent, so $609 is your share, not the apartment.
Academy 65 on 65th Street (13 minutes on foot) shows the same curve. Studios: $1,595. The lone one-bedroom: $1,840. Then the four-bedrooms drop to $690 to $1,325, with three-bedrooms sitting at $1,065 to $1,115. The site labels every plan "Whole Unit," so call the leasing office and get the per-person figure in writing before you compare.
FMP's Sac State page puts shared rooms in the close-in neighborhoods at roughly $900 to $1,200 a month. Wexler and Academy 65 can come in under that. The catch? That $609 or $690 bed usually comes with three or four roommates and one kitchen.
Cheapest Whole Apartments Near Sacramento State
A one-bedroom of your own near Sac State starts at about $1,200 to $1,350. Want only your name on the lease? These five sit at that floor today:
- Carol Manor, 3008 O St in Midtown: one-bedroom at $1,195. It's 2.5 miles out, so count the commute.
- Summer Trace Apartments on Eden Roc Lane: $1,250 for a one-bedroom, 2.6 miles away. (A 2023 reviewer complained about move-out fees nobody would explain, plus no assigned parking.)
- University River Village on La Riviera Drive: one-bedrooms from $1,325, 0.6 miles from campus.
- Riverbridge Apartments on University Ave: $1,350, and it's 0.4 miles away. One resident wrote "you can't beat the rent price for the area."
- Studios start at $1,275 at Fair Oaks Apartments on Fair Oaks Blvd, 1.4 miles from campus.
Our pick for value is Riverbridge. Under a 15-minute walk, $1,350, and a review that's actually about price. Hard to beat.
On the other end sits Gio, over on T Street, at $1,990 and up. Reviewers mention the rooftop hot tub. Nice, sure. But that's paying for a lifestyle, not solving a budget.
Costs on Top of Sac State Off-Campus Rent
Every Sac State listing we checked on FMP shows base rent and a note that the property "hasn't listed its monthly fees yet." So budget above the sticker price. Two costs come up in resident reviews, and both are bigger than people expect.
Parking is the big one. A Wexler resident wrote in February 2026 that they pay $195 a month to park, with an increase to $250 planned. At The Mezzo on Folsom Blvd, the city runs permits and one reviewer pays $100 a month for one car. If you can drop the car, your OneCard already covers SacRT light rail (our car-free guide to Sac State apartments lists the buildings that sit on the Gold Line).
Then move-out charges. A resident at Academy 65 describes a cleaning charge of more than $600, and a University River Village reviewer reports over $900, including about $300 for paint touch-ups. Photograph your unit on day one. Utilities usually come separately too, and none of these listings price them yet.
Is Off-Campus Housing Cheaper Than Living on Campus at Sac State?
Sharing off campus roughly matches the dorm bill, but a solo apartment usually costs more. A standard double in North Village costs $10,894 for the eight-month 2026-27 year, plus a required meal plan ($6,026 for unlimited), according to Sac State's 2026-27 North Village rate sheet. That works out to about $1,360 a month for a shared room, though it includes furniture, utilities and Wi-Fi.
Per month, a $1,009 bedroom at Wexler or Academy 65 beats that. Over a year it's closer, since many off-campus leases run 12 months instead of eight, and you pay utilities on top.
The university's own 2026-27 cost of attendance tells the same story. It estimates $23,504 for off-campus housing and food, against $20,212 for living on campus and $11,430 at home with family. Honestly? A shared bedroom plus groceries lands close to the on-campus number. A $1,650 one-bedroom doesn't.
Frequently Asked Questions About Sac State Off-Campus Housing Cost
What is the cheapest off-campus housing near Sac State?
$609 a month. That's the lowest four-bedroom plan at Wexler, and it's per bedroom, not for the apartment. For a place of your own, Carol Manor's $1,195 one-bedroom in Midtown is the cheapest one-bedroom on FMP, and Fair Oaks Apartments has the cheapest studio at $1,275.
How much should I budget per month to live off campus at Sacramento State?
Sharing? Set aside $1,100 to $1,300. Solo, closer to $1,700 to $2,000. That's our own estimate, built from FMP's median Sac State rents plus fees, utilities and a parking spot. Drop the car and you can shave $100 to $200 off that.
Are Sac State apartment prices per person or per unit?
Mostly per unit. The big exceptions are Wexler and Academy 65, where shared plans are priced per bedroom even though the listing says "Whole Unit." Quick test we use: when the four-bedroom is cheaper than the one-bedroom down the hall, the price is per person.
Is it cheaper to live on or off campus at Sac State?
Only if you share, and even then it's close. Sac State estimates $23,504 a year for off-campus housing and food and $20,212 on campus. A North Village double runs about $1,360 a month with utilities included, so a $1,009 room at Wexler or Academy 65 plus utilities comes out about even over a full year. Rent a one-bedroom by yourself and you'll pay more, period.
Why do some Sac State listings show rents over $4,000?
Those come from The Phoenix Sacramento on Bicentennial Circle, where one-bedrooms list from $4,406. That's well above everything else near campus, so we treated it as an outlier and left it out of every average in this article. Confirm current pricing directly before trusting it.
Find My Place — By Students, For Students
Colton Hibbert is the founder and CEO of Find My Place. He started it after getting burned by the usual student housing routine: hidden fees, staged photos, and a leasing office that stopped answering the second the lease was signed. So he built the platform he wished he'd had. Today he sets the strategy and keeps the whole company pointed at one job, making off-campus housing something students can actually trust. He writes here about where the student housing market is headed and why FMP is built the way it is.
