Orem sits directly north of Provo on I-15 and shares much of its student housing character — UVU's main campus is here, and BYU is close enough that many students opt for slightly lower rents on the Orem side. The rental market runs parallel to Provo's: prices have climbed, inventory near campus is competitive, and the academic calendar drives turnover. The difference is that Orem does not have BYU's contracted housing system, which gives renters more flexibility on lease terms. The main student zones are near UVU along University Parkway and further south toward the Provo border where BYU students spill over.

Orem is bikeable near the university but not particularly walkable beyond that zone. The terrain is flat along the I-15 corridor. The UVX makes biking optional for students who need to reach campus regularly.
Most apartments include parking, and the streets are not permit-heavy. UVU has parking structures — permits are available without a long wait. Parking is not a significant problem here the way it is near BYU.
